I would buy this home@ 207 West Beaver St., Zelienople, Pa 16063

207_W_Beaver_St_Zelienople_Pa_16063Spacious with eight-foot ceilings in every room and beautiful woodwork!   This 84 year-old, colonial-style, all brick home has a two-car detached-garage, a gazebo, patio, balcony, and sits on a double lot with just over one acre of land.  

The main floor of this home has beautiful hardwood trim in the dining room, living room, and foyer area.    The hardwood trim is placed around the ceiling as well.     

Archways lead to the dining room and living room areas.   The dining room has two built in hutches to store your best dishes.  The living room has a nice gas/wood burning fireplace with mantel and built in book cases on each side. 

The kitchen has nice wooden cabinets.  The wooden floors are dull and need to be refinished or replaced. There is another small foyer area leading to a half-bath and to the basement.   The basement is large, unfinished and has a walk-up to the back yard.   

Every door in this home is made of heavy, solid wood similar to the trim.  The staircase to the second floor has the same matching woodwork in the railing.

The second floor includes three bedrooms:  The master (15’X13’) has a half bath and nice walk in closet.  There are some visible cracks in the wall and I would definitely replace the bright red carpet and yellow walls with more subtle and neutral colors.

The 2nd bedroom is the largest of the three (21’X11’) with access to a balcony and has an even larger walk in closet and additional storage.  This room has green carpet and green striped wallpaper.   Although green is my favorite color, I would have to again replace the carpet and strip the wallpaper and replace to match the master.  

The 3rd bedroom (13’X9’) appears to have been recently painted and has neutral beige carpeting.

This home has a full bathroom on the second floor that is functional but dull and needs to be updated.

I would buy this home @ 329 E Grandview Ave., Zelienople, Pa. 16063.

Nice curb Appeal! This was the first thing I noticed when I pulled in to preview this very well-maintained, 89 year old, 3 story, multi-family home.

This home has a large fenced in back yard. I loved this space! A dog lover and owner of two medium sized 65+ lb dogs, this space is perfect! Large sidewalks and less than five minutes walking distance to route 19 and Zelie Park, there are plenty of options for walking you pet.

The master bedroom on the first floor (14’6″ X 12’4″) has a smaller than expected, but functional, closet (7′ X 1′.) Keeping in mind that there is plenty of storage space on the third floor and in the basement, the lack of closet space didn’t bother me, but you would definitely need two dressers.

The second floor is a home of its own with three large bedrooms (two 15’X13′, and one 13’X12′), a nice kitchen area that could fit a small table, and a newly installed full bathroom. I would rent this second floor out to either a family or to individual tenants.

The first and second floor windows are newly installed double-paned windows. The living room windows are tall and low to the floor so my dogs could easily look out to the street and see what is going on! The included window treatments are a nice added touch.

The first and second floor living spaces have a very clean, fresh, and appealing look. Neutral carpeting combined with nicely finished wood floors and white walls throughout, with the exception of paneling along the wall of one of the upstairs bedrooms.

The second floor bedrooms need some overhead lighting, maybe a ceiling fan, and two doors would need to be installed if you are planning on renting out to individual tenants. The second floor bedrooms have window AC units, where the main floor has central air. This home has two electric meters, although the rest of the utilities: gas, water, sewer, appear to be combined.

The second floor bathroom has a tub, but no shower. I would install shower wall tile, and a U-shaped shower curtain system around the tub. I would also replace the hardwood floor with bathroom tile.

The third floor attic is “huge” and could easily be converted into a fifth bedroom or other living space. With three large windows, and tons of hidden storage space, I would insulate this space, paint the walls, and lay down some nice carpeting. I believe you could easily rent this out for a nice amount….

There is no on-street parking in this area. I would recommend moving the fencing on the left side of the home back in order to create some additional parking spaces.

I would buy this investment property, but instead, I would rather sell it to YOU!!!!
